Wellness features in industrial properties can contribute to market differentiation, increase employee retention, impact productivity, and help meet environmental, social and governance goals. In this webinar, the authors of a recent report from the NAIOP Research Foundation will share design recommendations that can improve occupant well-being and share their design for a prototype distribution center with elements and features that contribute to a healthier and safer work environment.

Jennie Himler, RA

  • Jennie Himler has been a project architect at KSS for 6+ years in the Philadelphia office.  During her career at KSS, Jennie’s design focus has been centered around creating better workplaces within the industrial market.
  • She integrates human ecology theory and practical sustainability strategies into the built environments of warehouses and distribution centers to improve the quality of life and dignity of work for workforce associates and their surrounding communities.
  • Most recently, Jennie has completed a 5 building distribution campus out in the Lehigh Valley, PA, designed and documented speculative distribution centers in Lyndhurst, NJ, and is currently project managing several on-going BTS facilities for medical and surgical supply distribution around the country.
  • Jennie is also a co-chair of the Stewardship Design Group at KSS, which focuses on research, analysis, and improving the firm's education and capabilities towards designing more sustainably.

  • After 32 years with KSS, and having been a partner for more than 20, Ed has moved onto a next phase where he is working to bring together his passion for design and his understanding of social justice into pursuits aimed at Integral Sustainability, the just and verdant continuum between humans and the world we share.
  • While he has retired from the firm, Ed maintains a close collaborative relationship with KSS. Recently, that collaboration has included a study aimed at understanding Industrial Land Use in the City of Philadelphia in support of its greater equitable and sustainable objectives as well as completing a research project for NAIOP, “Designing for Wellness in Distribution Centers.”
  • Ed has built a reputation for exceptional design and innovation, having designed hundreds of office, industrial, government, and higher education projects, many award winning.
  • He has lectured at MIT and presented extensively at industry conferences on subjects as broad as library archives, workplace strategy, and integral sustainability.
  • Beyond architecture, Ed leads a microlending project in Guatemala and obtained a Master’s in Global Development and Social Justice from St. John’s University in 2021.

Andres Rodriguez-Burns, LEED AP BD+C, WELL AP

  • Andres is a project executive for BranchPattern. During his nine years at the firm, Andres has collaborated with project teams worldwide to promote environmental sustainability while also advocating for occupant health and wellness in the built environment.
  • He coordinates and collaborates with project teams that include owners, architects, engineers and contractors.
  • To date, he has worked on more than 100 LEED, WELL and Fitwel projects across five different countries.
  • Andres also shares a passion for building systems and how they interact with human health and wellness. This passion has enabled Andres to be well versed in field testing for various indoor environmental quality metrics such as air and water quality, thermal comfort and acoustic levels.
