This course will provide the entry level real estate professional with an understanding of the components of today’s “big box” industrial warehouse, and an overview of the steps involved in the ground-up development of an industrial building including the roles, analytical tools used, critical decisions, tasks, risks and pitfalls that apply at each step of the process. Students will build on their knowledge with a selection of modules focused on niche topics including infill development, temperature-controlled environments and distribution of goods/supply chain to develop their understanding of the diverse types of industrial properties.

This module offers an in-depth look at the steps involved in the development of an industrial building and the information used to determine if an industrial opportunity for a bulk warehouse meets a developer’s investment criteria.
Module 2: Approaches to Infill Development

Consumer demand for same-day delivery, the need for last-mile logistics, municipal redevelopment and economic growth strategies are just a few of the factors driving infill development. This module explores the new, in-demand building types for infill, the trends and policies at the municipal and state levels that support redevelopment of industrial space in urban locations, and why the benefits outweigh the risks and cost.
Module 3: Understanding the Temperature-controlled Environment

The food and pharmaceutical temperature-sensitive product industries (those requiring refrigeration storage and transportation) are driving the need for cold chain and temperature-controlled environments close to dense consumer populations. This module examines these trends and the current market landscape, details how these environments differ from the traditional industrial project, the specialized building features required and the challenges associated with these facilities.
Module 4: Goods Distribution and the Supply Chain

With omnichannel retail as the new norm, the design of the traditional warehouse and distribution supply chain have changed, and with it, a rising need for storage and distribution warehouses and last-mile fulfillment facilities close to dense consumer populations.
