This module focuses on how to estimate value using the discounted cash flow approach and how to analyze an investment opportunity by calculating net present value and internal rate of return. It also includes a 20-minute Excel tutorial video. 

After completing this module, students will be able to:  

  • Conduct property valuation using the discounted cash flow approach
  • Estimate cash flows from operations over a holding period
  • Estimate net proceeds from a sale using a terminal cap rate
  • Define and calculate net present value (NPV)
  • Define and calculate internal rate of return (IRR)
