This course delves further into the Development Matrix introduced in the Essentials of the Development Process course and specifically details the key tasks, teams and stakeholders in each of the seven stages of real estate development. Incorporating real life examples and case studies, it enables learners to better understand why each task should be addressed across multiple stages of development, goes over the steps that must take place for a project to succeed, and recommends best practices and strategies for completing these tasks. Completion of the Essentials of the Development Process course is recommended but not required.

After completing the course, students will be able to:

  • Define and explain the eight sets of tasks that are required in each stage of development
  • Define and explain the subtasks in each major task category
  • Recognize why each task must be addressed even if the developer decides to undertake multiple stages of development
  • Estimate property value using the discounted cash flow approach

Module 3 - Market Analysis and Marketing Strategies

It goes over how to estimate and analyze future market conditions, create a matrix for market analysis, conduct competitive property analysis, and evaluate and determine marketing strategies.

Module 4 - Environmental Issues

It covers Phase I, II, and III environmental studies, discusses examples of environmental conditions related to surface, sub-surface and atmospheric characteristics of a property, describes how historic and cultural factors fit into an environmental analysis, and explains the role of sustainability measures and certifications in the development process.

Module 5 - Approvals and Permits

It outlines the process of seeking approvals and permits from various authorities, describes the complexities of working with the multiple authorities and agencies that grant approvals and permits, recommends communication and negotiation strategies, and provides best practices for addressing common challenges.

Module 6 - Physical Improvements

It goes over the subtasks of physical improvements including planning and design, engineering, construction and maintenance.
